Delegate Meeting Recap

Thank you to the many Delegates that were able to attend the first 2023 Delegate Meeting on January 25th! For those of you that were not able to attend, the meeting focused primarily on the Association Operating Budget for the 2023-2024 fiscal year. We discussed the details of the budget and held open conversation on a few key items, most importantly the best way to communicate this information to the rest of the community. Please use the following quick recap as a guide on how to best communicate the 2023-2024 budget. Additional materials will be provided to further explain the details.

  1. To protect Talega?s community assets, amenities, services, operations and overall fiscal health, the Board of Directors and the Budget & Finance Committee carefully evaluate the annual association budget.
  2. Through extensive planning, the Board and the Committee have addressed the necessary costs associated with managing the community, and have approved the 2023-2024 assessment rate of $255 per month, beginning April 1st.
  3. The $20 increase can be divided into 4 main categories 
    1. Additional reserve contributions ($2.60)
    2. Insurance industry premium rate increase ($6.70)
    3. Pool facilities ($2.70)
    4. Inflation affecting landscaping, utilities, wages, etc. ($8.00)
  4. 75% of the budget is attributed to Land Maintenance, Reserves and Administration and the other 25% for Facilities, Common Areas and Utilities. 
  5. Assessment increases have maintained a less than 3% average annual increase.

In relation to budget, we also discussed some upcoming 2023 projects:

  1. Tot Lots replacement beginning with Talega Village and Escala neighborhoods
  2. TSAC Splash Pad replacement 
  3. Pool Facility Restroom renovations at all pool locations 
  4. Continued beautification of landscapes, slopes, common areas, etc.
