Dear Homeowner(s):

 

As your Board of Directors, we are elected to ensure that our community continues to be an attractive and enjoyable place to live, and we are guided by the covenants we've all agreed to live by when we bought our homes here.

Please accept this letter as a reminder that the slopes, landscaped areas and common areas are not to be used for any purpose and more specifically they are not to be used as tracks or jumps for vehicles of any kind, including but not limited to; bikes, go-carts, mini bikes, motorcycles, etc.

As these areas are off limits they may be considered natural native oak habitat that could carry fines if caught and/or the State Land Conservancy may require the Homeowners Association to fence off these areas.

This is also causing damage to the irrigation system, plant material, and can cause slope erosion.  

The foregoing prohibited uses are a violation of the Talega Maintenance Corporations Rules and Regulations, General Guidelines, Common Area Rules, Article A, 1, 2, 3, and 4.

“No owner shall have any right to make any change or improvements to the Master Association Property and no owner shall cause damage to the Master Association Property. Each owner shall be liable to the Master Association Property that may be sustained by reason of negligence of that Owner, the Owner’s family members, contract purchasers, tenants, guests or invitees.”

The Board of Directors hereby respectively requests that action be taken immediately. If anyone should have any information as to whom is responsible for the damage of the common area please contact me. Your anticipated cooperation on this issue is greatly appreciated.
