The Talega Maintenance Corporation (TMC) Board of Directors adopted several policy updates at the October 14, 2025 Board Meeting:
• Election Rules – Clarifies Delegate responsibilities, permits electronic voting, addresses reconvened meetings, and ensures Member votes are carried forward even if a Delegate is absent.
• Enforcement Guidelines & Fine Schedule – Updates violation notice procedures, hearing rights, and introduces a tiered fine system with higher penalties for health & safety impacts.
• New Master Paint Schemes – Expands the approved exterior paint palette to modernize the community while maintaining architectural harmony.
• Under Eave Lighting Policy – Permits permanent under eave lighting with prior Design Review Committee approval, limited to 60 days per year for holiday use, with brightness & appearance standards.
• Architectural Guidelines & Application – Provides updated design standards and submission procedures for architectural modifications, ensuring consistency with community aesthetics and compliance with Design Review Committee requirements.
